Terms and Conditions 

Please note: Making a reservation through our website http://www.bedandbreakfastofart.nl/ or paying the reservation deposit constitutes your agreement to these terms and conditions.

The terms and conditions of the Bed & Breakfast as agreed between the owner of the Bed & Breakfast (hereinafter referred to as the “Bed & Breakfast of Art”) and the guest (collectively, the “Parties”) are as follows:

1. Booking proposals
Booking proposals are subject to availability and are guaranteed only upon receipt of the deposit (100% of the total rental amount) and written confirmation. 
2. Reservation Requests
Reservation requests are subject to availability and written confirmation. 
3. Use
The accommodation is rented exclusively for vacation use and only for the period specified on the receipt. Weddings, parties or large gatherings are not permitted. The number of persons occupying the accommodation may not exceed the number of persons originally booked. 
4. Check-in/Check-out.
Accommodation is available from 15:00 on the day of arrival and must be vacated no later than 11:00 on the day of departure. Late check-out must be approved in writing and will incur additional charges. 
5. Key return
The accommodation must be locked and the key(s) returned to Carla van Slooten as agreed with Bed & Breakfast of Art prior to arrival. 
6. Payment
A deposit of 100% of the total rental amount is required to reserve an apartment; it is non-refundable. Additional charges must be paid upon arrival. We prefer payment by cash or via an online payment link. 
7. Currency
All prices are quoted in Euros and all payments must be made in Euros. 
8. Modifications 
Guests may move an existing reservation once if necessary. If this reduces the total amount of the reservation, there will be no refund. If the reservation becomes more expensive, the difference must be paid in addition. 
9. Cancellation
For cancellations, the total amount will not be refunded. In case of a no-show or early departure, the full amount of your stay will be charged. 
10. Malfunctions
Bed & Breakfast of Art is not responsible for inconveniences caused by equipment or appliance failures . Every effort will be made to repair, replace or arrange an alternative. 

11. Descriptions
Bed & Breakfast of Art has exercised due care and responsibility in verifying and checking all information on our websites, brochures or other written or oral materials. Since this information is subject to change, no responsibility is accepted for inaccuracies or erroneous descriptions in the publications.  
12. Damage and loss
Damage to and loss of property should be reported to Bed & Breakfast of Art / Carla van Slooten (+31 20 623471) and reimbursed immediately. 
13. Loss of keys
Loss of keys will be charged at the discretion of Bed & Breakfast of Art, with a minimum of €400.00 this is the cost of replacing keys and locks. 
14. Pets
Pets are not allowed on or around the property. 
15. Smoking
Since July 1, 2008, it has been prohibited to smoke in all hospitality venues in the Netherlands. If guests smoke in the rooms in public areas, an amount of €450 will be charged. This amount will be used to clean the room so that future guests are not bothered by the smell of smoking. 
16. House rules
Cooking is not allowed in the room and open fire is prohibited. Additional heating devices are not allowed in the room. 
17. Personal property
Bed & Breakfast of Art is not responsible for personal belongings left in the accommodation. We strongly recommend travel insurance for illness and theft. 
18. Liability
Bed & Breakfast of Art and the owners of the Bed & Breakfast accept no liability, either in contract or tort, for any injury, damage, loss, delay, extra expense, or inconvenience caused by force majeure or other events beyond our control, or which are not preventable by reasonable care on our part, including but not limited to war, civil unrest, fire, flood, extremely inclement weather, natural disasters, governmental or other authorities, accidents, theft failure of machinery or equipment, or strikes.

The owner of Bed & Breakfast of Art reserves the right to refuse the key/door code, adjust the fee or cancel the reservation immediately.
